Can I build a house on this land?
It depends on the county's zoning and the parcel. Some of our land is ready to build on, some is better for recreation, camping, or holding as an investment. We list the parcel number (APN) on every property so you can confirm zoning and permits with the county before you buy. Tell us your plan and we'll point you to the right county office.
How does owner financing work?

What happens if I miss a payment?
It depends on your purchase contract. Typically there's a short grace period before any late fee, and what counts as default is spelled out in the agreement you sign. If trouble is coming, call us early. We would rather work with you than start over.
Can I see the property before I buy?
Yes. It's vacant land, so you can visit any time. We give you the parcel number and GPS coordinates so you can find the boundaries. We always recommend laying eyes on a parcel, or sending someone, before you purchase.
Do I need a real estate agent to buy from you?
No. We sell our land directly to you, so there's no agent and no buyer's commission. You work straight with us. If you'd rather bring your own agent or attorney, you're welcome to.
What does "Cash Only" or "Owner Financing" mean on a listing?
"Cash or Conventional" means you pay in full at closing, your own cash or a bank loan. "Owner Financing Available" means you can buy with a down payment and monthly payments to us, no bank needed. Each listing shows which options apply.
Are utilities and road access included?
It varies by parcel. Each listing spells out exactly what that property has, power, water, road access, and so on. When something isn't there, we say so. We never hide it.Browse available properties→
Are there closing costs for buyers?
Plan on about $1,500 to $2,500 on top of the price. That covers escrow, title, and recording. We give you the exact figure before you commit, no surprises at the table.
How do I actually buy a parcel?
Tell us which parcel you want. We close through a licensed escrow company that collects your earnest money and handles the paperwork, so it's neutral and protected. Cash purchases usually close within one to two weeks. On owner financing, you start with your down payment and your monthly payments begin.
Do you provide title insurance?
Yes, on every sale. We handle the title work and provide title insurance, so you get a clean, insured title and real ownership, not a tax lien or a quitclaim with surprises.
What is an APN, or parcel number?
It's the Assessor's Parcel Number, the county's unique ID for a piece of land, like a fingerprint. Hand it to the county to look up zoning, taxes, and maps. We list it on every property.

How do you decide your offer price?

What if I owe back taxes on the land?

What if my parcel has no road access or utilities?

Do I need an agent or lawyer to sell to you?

Is there any obligation if I get an offer?
